In short:
We show labour prices exclusive of VAT. For private individuals (consumers), this is often the final amount, with nothing added, because many tradespeople are not VAT-registered and therefore do not charge VAT.
For businesses, VAT depends on whether the tradesperson and the client are VAT-registered.
Why it works this way:
A private individual cannot reclaim VAT → they care about the final price, so it’s commonly charged as is.
A business can often reclaim VAT → VAT is either added (and reclaimed) or, where the rules are met, handled via reverse charge.
Practically (three possible scenarios):
Tradesperson not VAT-registered → nothing is added; the price is the final amount.
Tradesperson VAT-registered, customer not VAT-registered → VAT is added to the price.
Tradesperson VAT-registered, customer VAT-registered → VAT is added (and the business reclaims it). For certain construction services in the UK, the domestic reverse charge may apply between VAT-registered businesses, in which case VAT is not charged on the invoice and is accounted for by the customer.
No. We show the price for labour (hands-on work). Materials are billed separately and always calculated from the take-off/measurements and the chosen quality/brand.
Included: the tradesperson’s labour per unit (m², bm [linear metre], pcs).
Not included: materials, any transport, waste removal, and special tools/plant – unless a line item explicitly says otherwise.
For guidance you’ll find a table of indicative material prices at the very end – calculated for a standard 3-bedroom flat. In your own calculation, add materials based on your actual quantities and the brand/quality you want to use.
The abbreviation lm (Linear Meter/Metre) is a unit commonly used in construction.
It expresses one metre of length of an item or material whose width may vary, making square metres (m²) impractical. In English this is the linear metre, often abbreviated lm.
Continuously – typically every 10–14 days.
For larger swings (seasonality, materials) we also make ad-hoc updates. Treat prices as market ranges; they can vary by region. In the calculator you can fine-tune prices by location and typical practice.

NUMIQ prices are based on ongoing market research and expert evaluation of data. The output is a range (interval) that better reflects differing project conditions – region, timeframe, complexity, logistics, and scope of works.
Why isn’t there a single figure in FREE?
A price range provides sufficient information for a general overview of the cost of individual construction items. The interval shows realistic market limits; however, it is not derived from an average price.

The exact price of each item is provided as a representative value, calculated through expert weighting of market prices, on which construction professionals can rely.
A single exact labour price per item isn’t realistic, because costs depend on scope, site conditions, specification, location and timing.
How to work with this in NUMIQ:
- If you only need a ballpark, the range shows an approximate cost for each activity, even though it isn’t an average.
- If you want to check the accuracy of a quote you’ve received, register for the OPEN programme, where exact prices are shown.
- If you need to create a price offer for your client, register for the PROFI programme, where you can create and manage professional quotations. The system replaces the work of a cost estimator and invoicing tool.

We don’t offer a service to select specific, vetted contractors. However, our platform lets you compare prices from contractors in your area so you can choose the most suitable one yourself. We set labour prices based on the average in your location. These are guidelines only and don’t reflect individual factors that affect cost, such as:
- Contractor’s expertise: Experienced and qualified contractors usually charge more than less experienced ones.
- Quality of workmanship: Contractors with a strong reputation and high workmanship quality typically charge more.
- Demand for the contractor’s services: In regions with high demand, prices are usually higher.
- Competition: Contractors compete on price, so local prices fall within a certain range.
NUMIQ lets you compare prices from different contractors nearby. That helps you make an informed decision about who offers the best value for money. When choosing a contractor, consider not just price but also:
- Expertise and experience: Check they have the right experience for your project.
- Quality of work: Read reviews from past clients and look through examples of their work.
- Communication and reliability: Make sure they communicate effectively, are reliable and keep to deadlines.
